An Arsenal fan who watches games on TV here says the Happy Man is closing for good at the end of March. Property developers involved. The Woodberry Down estate was first built between 1948 and the late 1960s. In 2002, Hackney Council undertook an assessment of the estate, finding it was better to rebuild it given the repairs needed. This led to today’s regeneration scheme. The scheme was agreed in 2009 and is due to be completed in 8 phases, with the final phase completed in 2035. Planning application (2018/2967; Decision: Scoping Opinion Required 10-04-2019) relating to the "Woodberry Down Regeneration" area, which involves demolition of all buildings on the existing site, including the Happy Man pub. Proposed A4 use included.
